Brentwood Architectural Ripe for a Flip!
By Peter Lorimer

20121010-081921.jpgThis 3000 Sq Ft Mid Century house is perched upon a ridge in Brentwood with views that cascade across park like vistas all the way to Century City.

20121010-082148.jpg
It’s practically untouched, apart from some bad 90’s bathrooms, so you can transform this dull diamond into a beautiful shining gem.

20121010-082339.jpgThis home could easily be transformed into an uber chic multi level pad similar to some of the finest homes in the Hollywood Hills. The bones are there folks so bring the elbow grease and a good eye and you have a viable and lucrative property in an area that will always remain one of the best in LA.

Whoa, someone went nuts with their Craftsman and Prairie elements, and perhaps also a large shipment of free wood? This house in Venice was built in 1911, although who knows when all the accoutrement came in. It has three bedrooms, one and three-quarter bathrooms, “Zen gardens,” “custom stonework,” three fountains, four patios, two parking spaces, and a separate studio space. The house is selling short, asking $1.25 million.

Though the Kronish House saw some good fortune come its way a month ago, the Bel AirStaller House has been stalled and resting on its listing laurels despite a recent pricechop from$10.9 million to $8.5 million. Then there’s Neutra’s Troxell House, which almost seemed to have a success story. After a pricechop in March ($4.45 million to $4.19 million), it finally went into escrow in August this year, but it seems that fell through. The 1956 four-bedroom Pacific Palisades dream house is back on the market. Japanese film director (and ex-husband of pop star Hikaru Utada) Kazuaki Kiriya bought the Neutra in 2004 for $2 million and relisted it on Thursday for$3.95 million.

Pierre Koenig, architect of the iconic Case Study House #22, designed this 4 bedroom, 2.5 bath home in Rancho Palos Verdes, now on the market for $1.45 million.

This 2,744 square foot home features a unique folding-plate roofline and opposing glass walls which fill the interior space with natural light. The design has remained virtually unchanged since the home’s construction in 1966, retaining the flow of the interior space as Koenig had intended it. The grounds feature a mature Japanese-style garden, complete with pagoda and koi pond.

Pierre Koenig designed many landmark Mid-Century Modern residences, including the previously mentioned Case Study House #22 and the Case Study House #21.
